Standard Service Package

Air Conditioner and Heater checked for proper setting and operation

Doors and windows checked to assure they are locked, as well as for forced entry damage, and vandalism

Check for signs of obvious water leaks from interior sources (i.e. hot water heater, interior plumbing)

All smoke detectors will be checked for proper operation
-
Check for signs of obvious water leaks from exterior sources (i.e. cracked walls, window seals, sewer back-up)
-
Check refrigerator for proper operation (if left on) or mildew accumulation (if turned off)
-
All rooms are inspected for evidence of roof leaks, including door and window frames
-
Electrical service panel will be inspected for tripped breakers caused by power surges and re-set
-
Room lighting will be changed as per owner’s request.

Home checked for condition and cleanliness left by authorized visitors
-
All faucets will be turned on to run water through sinks, tub/showers, and flush toilets to prevent dried gaskets and traps
-
Propane/fuel level in tanks will be inspected
-
Visually check for pests/insects/rodents
-
The exterior will be inspected for: snow & lawn care, gutters system, house & septic vents,& drainage problems

Remove all unwanted flyers/newspapers

Your home will be securely locked upon completion of inspection

You will receive notification of all inspection results:

If no problems are detected – If you would like, an e-mail will be sent out after each visit.

In the event a problem is detected that requires immediate attention, you will be notified by phone. After contacting you, we will gladly contact your vendor of preference to make any repairs. If you do not have a preference, we will refer and contact someone for you. Contract services will be billed by the repair contractor directly to the client.
Arrival & Departure Service Package
JR Home Watch Services, LLC will prepare your home for the winter when you depart, and have it ready for your return. We will supply the necessary supplies and provide the following services:
Departure:

Put bleach in each toilet and cover with plastic wrap to prevent moisture evaporation. More bleach will be added again after running

Close drains to sinks and tubs
-
Put cooking oil in garbage disposal, and add again after running water
-
Dishwasher propped open for ventilation
-
Turn off refrigerator
-
Icemaker set to off position if refrigerator is left on
-
Open all closet doors and dresser drawers
-
Set heater to 50 degrees
-
Prop up sofa and chair cushions
-
Blinds will be closed
Arrival (completed prior to your return):
-
The A/C or Heater will be set to an optimal setting
-
Refrigerator will be turned on
-
Icemaker will be turned back on
-
Furniture cushions will be returned to proper position
-
Closet doors and dresser drawers will be closed
-
Saran wrap will be taken off of the toilets and toilets cleaned
-
Blinds will be opened
The Departure service will be performed on the first scheduled visit and the Arrival service will be performed on the last scheduled visit.
Note: For our clients who want the flexibility of not pre-determining their return home, JR Home Watch Services, LLC can be notified at least TWO weeks prior to their return for scheduling the arrival service.

We can help with taking your boat out of the water in fall, bringing it to an authorized service center for winterization, then to a storage area of your choice

Help with getting your boat back into the water
Realtor’s Service Package
Services include all of the following that may have an impact on the sale of a home if not detected right away:

Check all light fixtures for burnt bulbs and replace them
-
Exterior inspection of the residence to check for any damage as a result of possible criminal activity or weather damage
-
An interior inspection to ensure the property is secure and to check for possible water damage from flooded basement or any other plumbing problems.

Removal of "free" newspapers, fliers, etc. from mailbox, yard and/or porch
-
Inspection for storm damage within 24 hours of a storm
-
Liaison with local law enforcement for any property damage report
-
If requested, will set lights on timers to different combinations
-
Open/close blinds and/or curtains (when necessary)

Weekly email notification of property status
